HOW TO START?

INVESTment BETWEEN $160K TO $250k:
Option 1: Short term profit:
Cash purchase. We keep the property rented with a 6% cape rate (net income).
Option 2: Long term profit:
It is a leveraged purchase with 30% or more downpayment. We keep the property rented. The rent income pays in full the mortgage monthly payment.

INVESTMENT over $500K - properties bought under market prices directly from the bank
Short term profit:
The property can be purchased in cash or with mortgage, as of $250K downpayment.
We remodel the property and depending on the owner will, we re-sell it or rent it, with a minimum cape rate of 15% net income.

HOW DOES IT WORK?

First we do an interview with you to understand and define what type of property and business suits your profile.
Once the type of investment is defined, the next step is to open your Company and send the funds. All funds will be kept at YOUR company account.
Why do you need the money here to start? Because, even with covid, the market here is very dynamic. Good opportunities appear and are sold very quickly.
When we find the property that fits your profile (after analyzing the options available, location, liquidity, rental facility and the math) we will contact you immediately and send you all the data and photos by email. You will analyze and call us to answer any questions. You can decide whether to give an offer or not. If you decide to go ahead, we take care of the negotiation until the closing.
Once the property is purchased, your money is transferred to an ESCROW account, where the money is kept until the title of the property is transferred to you.
THE MONEY ONLY GOES TO THE SELLER'S ACCOUNT AFTER THE TITLE IS YOURS.
We charge a 3% of the amount invested for the services described above.
PROPERTY ADMINISTRATION
Our company also offers the administration service of your property.
The administration of the property begins with the search and evaluation of potential tenants, rental contracts, coordination of maintenance of the property, solution of issues within the Homeowners Associations.
The cost of this service is 8% of the monthly rent
